February has been a month full of exciting opportunities and valuable insights! We continued our Planning + Permitting Tips series on Instagram!

A Desert Dream Come to Life. We kicked off the month with an exclusive open house in Brisbane, showcasing a breathtaking luxury home in Yucca Valley. Surrounded by boulders, stunning views, and the beauty of the desert, this property blends modern architecture with seamless indoor-outdoor living.

We also hosted an open land tour featuring nearly 12 acres of prime Joshua Tree land—and let’s just say, the views were unreal. 🌄

PERMITTING 101: AVOIDING COSTLY MISTAKES

CLIENT CASE STUDIES: PERMIT AND DESIGN SOLUTIONS 

Real estate isn’t just about buying and selling—it’s about solving challenges, and this month, we tackled some big ones. Check out my latest blog post for full case study details!

The deck dilemma: A short-term rental in Joshua Tree was flagged for an unpermitted deck, threatening their permit renewal. Instead of tearing it down, we found a solution:

  • Lowered sections to make it permit-exempt.

  • Split it into two smaller decks.

  • Upgraded with landscaping and stylish touches.

  • This saved the client money and kept their short term rental operating with a permit.

The classroom-to-home conversion: A client purchased two commercial modular buildings (formerly classrooms) but had no records or permits to convert them into a home. We stepped in to:

  • Track down ownership records and get the original school to sign a release.

  • Work with HCD (CA Housing and Community Development) to title and then permit the plans to convert the structures.

  • Navigate zoning, well, and solar permits with code enforcement issues.

  • Now, they’re just one step away from full approval from the County.

Lost occupancy to higher value: A short-term rental owner faced occupancy loss due to unpermitted bedrooms. We explored the best ROI options:

  • Adding legal bedrooms vs converting to an ADU (Accessory Dwelling Unit).

  • Decided to add the addition into the SFR (Single Family Residence) of a bedroom and bathroom by building a closet onto tax records.

  • Reintegrating the square footage, increased the home value.

  • Now, the property is listed for sale!
